When a roof can be restored rather than replaced
A tiled roof usually fails at the mortar and the surface before it fails at the tile. Bedding cracks, pointing lets go, lichen holds moisture against the tiles, and the whole roof starts to look older than the house. If the tiles themselves are still sound, a restoration is often the practical way to bring that roof back.
The work is coordinated: what is broken is repaired, what has failed is renewed, and the finished surface is cleaned and sealed where a coating is appropriate. It is not the same as stripping the roof and starting again. Restoration keeps the existing covering and puts it back into a stronger, cleaner condition.
Not every ageing roof is a restoration candidate. If the tiles are porous, breaking as they are handled, or have already been patched beyond a sensible point, we will tell you and talk about re-roofing instead.
Signs your roof may need restoration
These are common reasons homeowners call. Any of them may indicate the roof would benefit from assessment - they do not, on their own, mean restoration is the only answer.
- Weathered, faded appearance The roof looks tired from the street - uneven colour, staining, a surface that no longer matches the rest of the house.
- Ageing tiles across the roof Widespread wear rather than one broken tile. The covering is still in place, but it no longer looks or feels sound.
- Deteriorating pointing Ridge and hip mortar that has cracked, crumbled or let go along more than an isolated section.
- Moss, lichen or dirt build-up Organic growth and grime holding moisture against the tiles, making a sound roof look neglected.
- Several small problems at once A few slipped tiles, tired pointing, stained gutters and a worn surface - each one modest, together a roof that needs a plan.
- The roof no longer looks finished Capping that has moved, valleys that look tired, a general sense that the roof has been left too long.
What a roof restoration can involve
A restoration is a sequence of work, not a single treatment. The exact scope depends on the condition of your roof, and we set that out in the quote rather than assuming every stage applies.
We start on the roof: photographing tiles, pointing, bedding, flashings and gutters so the quote matches what is actually there. Broken or slipped tiles are replaced. The roof is then cleaned back so later work has a sound surface to go onto.
Where ridge capping has lifted or the bedding has failed, we re-bed it and repoint with flexible pointing. Valleys and flashings are checked. On roofs that suit it, a primer and coating restore the colour and seal the surface. Gutters are cleared and the site is cleaned down when the work is finished.
Cleaning, repairs, repointing and coating can also be done as standalone jobs. Restoration is simply those stages handled together, in the right order, as one project.
