When repair and restoration are no longer the right call
Some roofs reach a point where keeping the existing covering no longer makes sense. Re-roofing strips what has failed and installs a new tiled or metal roof - a larger job, quoted only where it is actually needed.
Replacement, when the covering has reached the end
There is a point where continuing to repair a roof stops being useful. Tiles that are porous or breaking as they are handled, sheeting that has corroded through, a roof that has been patched so many times there is more repair than covering. At that stage the honest answer is replacement.
Re-roofing means the old covering comes off, the structure underneath is checked, and a new tiled or metal roof goes on. It is more substantial than restoration. It is also a different decision - not an upgrade we recommend by default.
There is no universal age at which a roof must be replaced, and no structural claim we will invent from the street. We look at the covering, explain what we find, and quote restoration where restoration will still do.
Signs re-roofing may need to be considered
These can be a sign that replacement is worth discussing. They do not mean every ageing roof must come off.
- Tiles breaking as they are handled The covering itself is failing, not just the pointing or the surface. Repairs keep creating more breakage.
- A roof that has been patched too many times More repair than original covering, with the next failure already visible beside the last one.
- Restoration would be throwing good money after bad The tiles or sheeting would not justify cleaning, pointing and coating because they will not last underneath the new finish.
- Widespread weather damage Large areas of covering displaced or broken, beyond a local repair, with the rest of the roof in similar condition.
- You want a different covering A move from tired tiles to metal, or a new tiled roof, as a planned replacement rather than a like-for-like repair.
What happens during re-roofing
The work is a replacement sequence. Materials and the exact make-up of the new roof are agreed in the quote - we do not invent brands here.
The old covering is stripped. Battens are checked and repaired or replaced as required. New sarking goes down, and the roof is recovered in tile or metal sheeting according to what has been agreed.
Roofline details - gutters, flashings, penetrations - are brought through with the new covering so the finished roof is one piece of work rather than a new plane sitting on tired edges.
If only part of the roof needs replacing, that can be described as a mixed scope rather than forcing the whole building onto one treatment.
